
When the marketing team at LivDev, a Birmingham-based property development firm, reached out to Kia & Co. for new images of their latest project—Livano Knoxville—their goal was clear: highlight the property’s newly completed amenities while construction continued. Like many developers, they faced the challenge of marketing a community that wasn’t quite move-in ready, yet needed visuals that inspired excitement and trust.

Having previously collaborated with LivDev, I already understood their brand’s aesthetic—refined, elevated, and community-driven. When Julia, their new marketing director, shared her vision for Livano Knoxville, she wanted imagery that felt welcoming and aspirational, giving potential residents a sense of life within the space. From the sky lounge overlooking the University of Tennessee’s arena to the zen garden and fitness center, every image needed to capture both the design and the emotion of the environment.


During our on-site session in Knoxville’s South Waterfront District, I approached each space with intention—starting with the light. By carefully balancing natural light with interior sources, I ensured the photos revealed the textures, tones, and flow of each amenity. The clubhouse, leasing office, coffee shop, mail room, and parking structure were photographed from angles that future residents would naturally experience, creating a visual walkthrough of the property before it even opens its doors.
This type of commercial real estate photography goes beyond documentation—it tells the story of a space. It’s about helping potential residents and investors envision themselves within the environment, creating an emotional connection that elevates the property’s value and appeal.

The final gallery provided LivDev with a complete set of images for their website, marketing materials, and social media—allowing them to showcase Livano Knoxville as a premier living experience in Knoxville’s thriving South Waterfront. By highlighting both interiors and exteriors, Kia & Co. helped them communicate not just what the property looks like, but what it feels like to live there.

Now, as construction continues, LivDev’s marketing team has a cohesive image library that speaks to investors, potential residents, and the community at large—setting the tone for what’s to come.
